Daily Real Estate News | Friday, February 10, 2012 A settlement announced this week among state and federal officials and the nation’s five largest banks is the largest joint state-federal settlement in history against an industry. The settlement, which amounts to somewhere between $25 billion and $26 billion, is aimed at fixing some of the mortgage abuses over the last few years that caused people to lose their home. So what does the settlement mean for home owners? Home owners underwater on their house or struggling to make payments may have something to gain from the deal. Home owners who are eligible for payments or principal write-downs on their mortgage from the settlement will be notified by mail within the next nine months. It is with great sadness that I write my first blog entry due to the death of a fellow officer, brother, father and outstanding citizen. On 11/17/2011, at about 215 p.m., Vallejo Police Officer Jim Capoot attempted to stop a low life repeat offender, who had just robbed the Bank of America in Vallejo.  The suspect led Officer Capoot on a high speed pursuit, and into "The Crest," (an area known for its hostility towards officers) before Officer Capoot rammed the fleeing vehicle.    Upon crashing, the COWARDLY suspect fled on foot to the rear of a home, where he waited for Officer Capoot and shot him in the back, killing him. I went to the department that evening to extend my help and condolences.  It was very unfortunate that a bunch of great people, who have been fractured apart because of the financial mismanagement of the powers to be at the City of Vallejo (City Hall), had to come together under such a horrific set of circumstances. Owning a Home Makes Good Sense

New home buyers have some great news to celebrate. On the evening of November 18th, Congress voted to restore loan limits and the maximum cap for Federal Housing Administrative (FHA) loans.  As a result, their action reinstates the loan limit at 125% of area medium priced homes up to $729,750 for two years. What does this mean to you and I? For starters, it will make mortgages more accessible for hard-working middle-class families throughout the country.  In fact, nearly two-thirds of buyers who will be helped by the loan limits extension have incomes below $100,000.   In 2010, FHA was used by 56 percent of all first-time homebuyers, and 85 percent of borrowers obtaining homes at the higher loan limits had incomes below $150,000. In addition, 60 percent of all African-American and Hispanic homebuyers used FHA (source NAR). Coupled with this FHA news is the historically low interests rates, currently hoovering around 4%.
